400 North Ervay Street Suite 150 Dallas, Texas 75201

400 North Ervay

Originally constructed in 1929, the United States Post Office and Court House is one of the most significant architectural buildings in the state of Texas and is a registered historic national landmark. Built as the largest federal building in the South, significant entities housed onsite included not only the U.S. Postal Service and Federal Court System but also the Department of Justice (FBI) and the Internal Revenue Service among many others.

“Shawn Todd's restoration of Dallas' old U.S. Post Office and Courthouse is a terrific example of historic preservation and adaptive reuse. His project is a win all the way around -- it restores a downtown landmark, it brings a tax-exempt property onto the tax rolls, and it helps create a vibrant downtown with a great mix of retail and residential. ”

Dallas Council Member Angela Hunt

This impressive structure is situated on 1.4 acres of land and occupies an entire city block adjacent to the busiest DART light rail station in Downtown Dallas. 400 North Ervay is comprised of five stories, a sub-grade parking garage and two rooftop penthouses totaling 139,120 square feet (s.f.). In addition to a fully operational U.S. Post Office, the first floor of this development encapsulates executive office suites (5,000 s.f.) and an artisan café and bakery (900 s.f.).

Since Todd Interests’ acquisition of the building in 2007, 400 North Ervay underwent a total renovation, restoration, and repurposing that included the designation of the building as a local, state, and national historic landmark. The third floor amenity totaling 6,000 s.f. contains the well-known Sarah T. Hughes Federal courtroom, the U.S. District Tax Court, and the adjoining judges’ chambers, which have been converted and are now utilized as luxurious lounges. The Magistrate Lounge, the Executive Lounge, the Residents’ Lounge, and the rooftop terrace play host to thousands of guests annually as the most exclusive venue for high profile events in Dallas. The main corridor, lobby, and historic courtrooms have been meticulously renovated through restoration of the classical Italian renaissance architecture, terracotta floors with inlaid patterned marble, hardwood flooring, marble wainscoting, and elaborately painted coffered ceilings.

Todd Interests worked with local elected officials and staff to maximize the benefits from Historic Tax Credits which afforded Todd Interests the ability to develop the property to its full potential.

400 North Ervay is one of the most prestigious addresses in Dallas, and 78 residents are proud to call it home. The luxurious for-lease residences average 800 s.f. and command the highest rent in Dallas. In addition to the Preservation Achievement Award (2012), the development was also honored with a Telly Award for an outstanding marketing production video.
